The cost of renting

Your resident advisor will confirm and talk you through exact costs for your chosen apartment before you commit to anything.
Renting at Auriens Chelsea involves two stages of cost: what you pay to reserve and move in, and what you pay each month while you live here. This page sets out each part clearly.
This page covers renting an apartment. If you’re considering buying, purchase pricing is set out separately.
01 — Moving in
Reservation fee & tenancy deposit
A £5,000 reservation fee, then a tenancy deposit equal to three months’ rent (the reservation fee counts towards it). You’ll also pay your own solicitor’s fees and, where it applies, Stamp Duty Land Tax.
02 — Living
Two monthly invoices
The fixed rental invoice covers your rent, broadband, Council Tax, TV licence and telephone package. The variable Incidental Invoice covers your heating, cooling, electricity, water and sewerage, plus any on-demand services you use.
03 — Moving out
Notice & your deposit
You can end your tenancy at any time with three months’ notice. Your Rental and Incidental Invoices continue through the notice period. Your deposit is returned at the end of the tenancy, less any reasonable deductions.
Rent & costs of moving in
Rent depends on the size of the apartment.
| Apartment type | Indicative price range |
|---|---|
| One bedroom | £18,674 – £26,141 per month |
| Two bedroom | £29,486 – £47,190 per month |
| Two bedroom plus | £31,080 – £59,780 per month |
Rent goes up once a year in line with the Retail Price Index (RPI), by at least 2%. Current rent for a specific apartment is available from the resident advisory team.
| What it is | When to pay | Amount |
|---|---|---|
| Reservation fee (counts towards your deposit) | On agreeing the rent | £5,000 |
| Tenancy deposit | On signing the tenancy agreement, usually within four weeks of reserving | Three months’ rent, less the reservation fee |
| First month’s rental invoice | On the day you move in | One month, billed in advance |
| Reinstatement deposit (only if you make alterations) | When we give consent for alterations to your apartment | Agreed at the time of consent. It’s held to cover reinstatement at the end of the tenancy if this isn’t carried out, and not all tenancies require one. |
| Stamp Duty Land Tax | Where applicable | Payable by you on high-value tenancies – please speak to your tax adviser or HMRC |
| Your own solicitor's fees | Throughout | Payable by you |
If the tenancy doesn’t go ahead, we refund the reservation fee in full, less our reasonable costs for progressing the tenancy (capped at 40% of the fee).

Three residents, three reasons to rent
Edward, Helena, and Richard and Anne all rent apartments at Auriens. Each chose renting for a different reason. Click a card to read how it works for them. Illustrative examples.
SimplicityEverything settled, nothing to unwind
Edward wanted to move now and keep his affairs simple, without a property to buy, hold or sell.
Edward had lived in the same Kensington house for over forty years. When he decided to move, he didn’t want to begin another purchase, with the solicitors, surveys and decisions about the future that come with it. Renting gave him an apartment ready to live in, one fixed monthly invoice for his rent and household bills, and no sale for anyone to manage later.
His capital stays where he and his family want it, and his affairs are as uncomplicated as he wanted.
CapitalKeeping wealth working elsewhere
Helena wanted to keep her capital invested and available, not tied up in property.
After selling the family home, Helena preferred to keep the proceeds invested and to help her grandchildren with their first homes.
Buying at Auriens would have meant committing a large sum to a single asset. Renting lets her enjoy the same apartment, the same services and the same community, with her capital kept liquid.
Her rent rises once a year in line with RPI (minimum 2%), on a set review date, so she can plan her outgoings.
FlexibilityLiving here before deciding for good
Richard and Anne wanted to be sure Auriens was right for them before making a longer-term decision.
Richard and Anne divide their time between London and a house in Gloucestershire, and weren’t ready to decide where they would eventually settle. A twelve-month tenancy let them live at Auriens properly rather than simply visit. They have a guaranteed right to renew each year, and can give three months’ notice whenever they choose.
If they later decide to buy, they’ll already know the building, the team and their neighbours.
A few things people ask
Yes. Each tenancy runs for twelve months, and you have a guaranteed right to renew every year for up to 30 years, subject to the terms of your tenancy agreement.
You can end your tenancy at any time by giving three months’ notice. If a resident passes away, the notice period is two months. Your deposit is returned at the end of the tenancy, less any reasonable deductions for damage beyond fair wear and tear.
You can make non-structural changes with our written consent first. Some alterations may need to be removed when you leave, and we may ask for a reinstatement deposit.
At least one resident must be 65 or over. Partners and carers can live with them. Up to two people can live in a one-bedroom apartment and up to three in a two-bedroom apartment. Subletting isn’t permitted.
