The cost of buying

Your resident advisor will confirm and talk you through exact costs for your chosen apartment before you commit to anything.
Three payments make up the cost of purchasing an apartment at Auriens Chelsea: what you pay to buy it, what you pay to live in it, and what's due when you eventually sell. This page sets out each one clearly, and shows illustrative examples of three residents who have chosen to structure it differently.
This page covers buying an apartment. If you’re considering renting, rental pricing is set out separately.
01 — Buying
Purchase price & entry costs
The price of the apartment itself, plus your reservation fee, exchange deposit, solicitor's fees and Stamp Duty. If you choose Option C, the Deferred Management Fee is also paid here.
02 — Living
Monthly charges
A Monthly Management Charge, a Monthly Energy Centre Charge, and your own apartment utility usage. Care and other on-demand services are billed separately, only if you use them.
03 — Selling
Deferred Management Fee
When you sell, a Deferred Management Fee is payable to Auriens for Options A and B. It is a percentage of the sale price or the open market value, whichever is higher. With Option C, the fee is paid when you buy instead. It pays for major repairs, refurbishment and improvements to the building and the communal amenities so you never pay into a sinking fund while you live there.
Purchase price & costs of buying
Apartment prices vary by size.
| Apartment type | Indicative price range |
|---|---|
| One bedroom | £2,750,000 – £3,995,000 |
| Two bedroom | £3,895,000 – £7,500,000 |
| Two bedroom plus | £4,500,000 – £9,500,000 |
Prices are subject to change. Current pricing for a specific apartment is available from the resident advisory team.
| What it is | When to pay | Amount |
|---|---|---|
| Reservation fee (counts towards your deposit) | On agreeing a price | £5,000 |
| Deposit | On exchange of contracts | 10% of purchase price |
| Balance of purchase price | On legal completion | Remaining 90% |
| Deferred Management Fee | On legal completion — Option C only | 10% of purchase price |
| Your own solicitor's fees & Stamp Duty Land Tax | On legal completion | Payable by you |
If a sale doesn't proceed, the reservation fee is refunded in full, less our reasonable costs incurred progressing the sale (capped at 40% of the fee).
Compare purchase options
The same apartment, same services — but three different ways of balancing what you pay monthly against what’s due on sale (or on purchase, for Option C). You choose your option when you buy. It can only change if the qualifying occupant changes, which usually happens on resale.

Three residents, three ways of paying
Margaret, Philip and Brigitte all bought two-bedroom apartments at Auriens for £5,000,000. Each chose a different option — click a card to read how it plays out for them over time. Illustrative examples.
Option AHigher monthly, lower deferred fee
Margaret wanted to keep more of any rise in her apartment's value, and was comfortable with a monthly charge that rises with inflation.
Margaret moved to Auriens in her mid-seventies, after selling the family home in Kensington. She wanted to stay close to friends and familiar streets, without the upkeep of a large house.
She chose Option A. Her monthly charge rises with RPI each January, which she plans for. In return, her Deferred Management Fee is capped at 15%, so more of any increase in her apartment’s value stays with her.
Six years on, she uses the house car for lunches across Chelsea, and her grandchildren stay in the guest rooms when they visit. When she comes to sell, she knows how her fee will be worked out.
Year of resale Property value DMF rate DMF payable 1 £5,000,000 3% £150,000 2 £5,150,000 6% £309,000 3 £5,300,000 9% £477,000 4 £5,450,000 12% £654,000 5 £5,600,000 15% £840,000 6 £5,750,000 15%(capped) £862,500 Illustrative only — assumes property value rises by £150,000 each year. Actual sale price may be higher or lower.
Option BLower monthly, higher deferred fee
Philip wanted a lower monthly charge that stays the same, and was comfortable with a higher fee when he sells.
Philip moved from the Belgravia house he had lived in for thirty years. He wanted his monthly costs settled from the outset, so he could plan with confidence.
He chose Option B. His monthly charge was fixed when he bought and won’t rise with inflation. In return, his Deferred Management Fee is higher: 5% for each year he owns the apartment, capped at 25%.
He walks to the King’s Road most mornings and follows a programme with the wellness team. His outgoings are the same each month, which suits him.
Year of resale Property value DMF rate DMF payable 1 £5,000,000 5% £250,000 2 £5,150,000 10% £515,000 3 £5,300,000 15% £795,000 4 £5,450,000 20% £1,090,000 5 £5,600,000 25% £1,400,000 6 £5,750,000 25%(capped) £1,437,500 Illustrative only — assumes property value rises by £150,000 each year. Actual sale price may be higher or lower.
Option CHigher monthly, fixed deferred fee
Brigitte wanted every cost settled from the start, with no Deferred Management Fee to pay when she sells.
Brigitte moved to Chelsea from the country to be closer to her daughter in Fulham.
She chose Option C, paying a fixed Deferred Management Fee of £500,000 (10% of £5,000,000) when she completed her purchase. Her monthly charge rises with RPI each January, as with Option A.
Because the fee is already paid, there is no Deferred Management Fee to pay when she sells, however long she stays and whatever her apartment is worth by then. She now spends part of each winter abroad, knowing her apartment is looked after while she’s away.
Brigitte’s Deferred Management Fee of £500,000 was paid when she bought, so nothing further is due when she sells, whenever that is.
A few things people ask
No. You choose once, at the point of purchase, and can't change midway through ownership — though a change of qualifying occupant (typically on resale) is treated as a new choice for the next owner.
No. Auriens doesn't maintain a sinking fund. Instead, the Deferred Management Fee funds major capital repairs, refurbishment and improvements when you sell (Options A and B) or when you buy (Option C) — so you're never asked for a separate lump sum for building works while you live there.
No. If Auriens acts as your agent, alone or alongside one other agent, the fee is 1% of the sale price plus VAT. If you use your own agent only, no fee is payable to Auriens.
The Deferred Management Fee is still calculated on the open market value, not the price actually achieved — including gifts to family or transfers under a will. Your solicitor can talk you through how "open market value" is defined in the lease.
Yes, up to 60% of the property’s value. A mortgage broker can tell you which lenders are available to you.
